Once the apartment is ready, the part most investors bought it for begins: letting it out. You can’t show a flat or fix a boiler from another country, so you work with a local management company.
What the management company does
- Lists the apartment, shows it and picks a tenant
- Signs the lease
- Collects the rent and pays it over
- Handles repairs and upkeep
- Keeps you updated on what’s going on
What people miss: the tax on the rent
If you live outside Ukraine, your apartment has to be let through a local business under a written agreement, and that business also withholds and pays the tax on the rent. Make sure your management company handles that, not just the upkeep.
What it costs
With us, management is 10% of the rent, paid to the management company out of the rent.
What to check in the management agreement
- The fee basis: what it’s calculated on, and whether there are other charges
- Empty months: whether you pay anything while there’s no tenant
- Repairs: up to what amount they can fix things without asking you
- Reporting: how often you hear from them, and in what form
- Tax: whether they act as tax agent, and who files
- Exit: how you end the arrangement
Managing expectations
Nobody can promise you a tenant, a move-in date or a rent level. Things like transport links, unit size and the state of the market all play a part. Rental income is taxed in Ukraine; rates are checked against the law in force and the owner’s status.
How we handle it
We connect you with a reliable, professional management company, for 10% of the rent, and we stay with you afterwards: your point of contact gets the updates and answers your questions. Service & fees
