FAQ
What people ask us most
Who do I sign with?
TerraX Ltd., company no. 517193272. We're a marketing and client-support company, not a law firm. Legal work in Ukraine is done by a local lawyer.
What does it cost, and when do I pay?
₪25,000 + VAT, a flat fee paid when you sign the purchase agreement. The local lawyer and paperwork (power of attorney, notary, apostille, translations, tax number, bank account and SIM) are a separate $1,650.
Is the apartment registered in my name?
Yes. Your right to the property is registered in your name in Ukraine's State Register of Property Rights. For a finished apartment that's title; in a project still being built, the type of right and when title to the unit is registered depend on how the deal is structured.
Do I need to fly to Kyiv?
In most cases, no. The purchase goes through an attorney-in-fact, on a route tailored to you and to what the notary, bank and Ukrainian authorities require.
Who oversees the fit-out and furnishing?
Our partner in Kyiv, and it's included in the fee. The works and furniture themselves are paid separately.
What about a warranty on the fit-out?
The warranty is set by your contract with the contractor and by the Ukrainian law that applies to that type of work. If something needs fixing, we take it up with the contractor for you.
Who lets the apartment?
A reliable, professional management company we introduce you to. They find a tenant, collect rent and handle repairs. Their fee is 10% of the rent.
Can I buy with my spouse, or through a company?
Yes, either works. Which suits you depends on your legal and tax position, and we check it deal by deal.
What about tax?
Rental income is taxed in Ukraine. Rates, levies and how they're paid are checked against the law in force and the owner's status. Back home, your tax and reporting obligations depend on your own situation, and we'll point you to an accountant who knows international tax.
Can I get my money back out?
Moving money into and out of Ukraine is subject to bank requirements and the currency rules in force at the time. That's why, before you buy, we look at how rental income and future sale proceeds could be transferred abroad.
What are the risks?
Ukrainian property carries real risks: war and damage to the property, construction delays, periods without a tenant, currency swings and limits on moving money. We walk you through them before any decision, and we don't promise a tenant, a return or a rise in value.
What happens when I want to sell?
We handle the sale and moving the proceeds. Sale support is optional, under a separate agreement.
And inheritance?
The local lawyer we work with also handles transferring the property to heirs.
